2500+ Hyatt opening in Las Vegas

Hyatt has just announced a surprising expansion in Las Vegas.

Rio Las Vegas will become a Hyatt

Rio Las Vegas, the 2500+ rooms, will be renovated and then become a property of Hyatt. This multi-phase project is expected to bring several Hyatt full-service offerings to Las Vegas.

Here’s what we know so far about this new Hyatt:

  • The 2,500+ Las Vegas room will undergo a significant redevelopment of existing public spaces, including games, retail, food and beverage, spa and fitness and poolside relaxation deck.
  • One of the hotel’s existing towers will be renovated and upon completion, the tower will become a property of 1,501 rooms in Hyatt Regency, with standard guest rooms averaging 580 square feet.
  • The rest of the Rio guest rooms are expected to be branded or affiliated with one or more other Hyatt full-service brands after being refurbished.
  • We do not yet have an exact timeline with which any of this will happen.

Rio Las Vegas will be significantly refurbished

The context of this agreement is interesting:

  • Dreamscape is the current owner of the Rio; in December 2019, he bought the hotel for $ 516 million from Caesars
  • The agreement requires the hotel to operate as a Caesars property for at least two years (which we will bring in late 2021)
  • After the clause expires, it is clear that Dreamscape is planning other plans for the property

As Hyatt’s VP of real estate and development, Kimo Bertram, describes it:

“We are delighted that Dreamscape will help us bring several Hyatt full-service brands to Las Vegas, starting with a Hyatt Regency hotel, which we believe offers the Hyatt Regency brand promise to create meaningful connections in modern spaces. designed to share, socialize, and collaborate. We know that Las Vegas is an important destination for our guests, members of World of Hyatt and customers, and this project is an important step for Hyatt as we continue to grow our brands in markets that are most important to us. faithful travelers. ”

What other Hyatt brands could this hotel be?

I would be curious to see what other brands Hyatt plans to include in this development:

  • They will all have a full service, so do not expect a Hyatt Place or Hyatt House
  • I do not think we will see a Grand Hyatt, as Grand Hyatts are usually large and the Hyatt Regency will already have over 1500 rooms.
  • I would suggest that we might see an Andaz or Thompson, as these are brands that are complementary to Hyatt Regency; Thompson seems to be very popular right now
  • Although I’m not convinced, it’s definitely going to be cool if part of the development becomes a Park Hyatt

Hyatt’s MGM M Life partnership remains in force

Although it will be Hyatt’s first mega-hotel in Las Vegas, members of World of Hyatt have long been covered in the city, thanks to Hyatt’s partnership with MGM. It is said that this development does not affect Hyatt’s existing strategic loyalty alliance with MGM, but only time will tell if that is the case.

Hyatt will soon have a direct competitor to MGM’s properties, so we’ll see how MGM feels about this.

This is an exciting addition for Hyatt

While I personally am not a huge Las Vegas fan, there are many reasons for members of World of Hyatt to be excited about this property:

  • While Hyatt’s partnership with MGM is great, it does not give you the same benefits as staying at a Hyatt.
  • Hyatt Globalist members have a lot to earn here, from the ability to use suite upgrade grants to confirm a suite, to waiver of vacation and destination fees (which are great in Las Vegas), to free breakfast; it could very well become a new popular place for ‘mattress walking’

It can be an excellent hotel to let mattresses run

Bottom line

After an extensive overhaul, the Rio Las Vegas will be rebranded as a Hyatt. The hotel has more than 2,500 rooms – a tower with more than 1,500 rooms will be converted into a Hyatt Regency, while other Hyatt brands are also expected to be included in this development.

Personally, I think we’ll most likely see a Thompson as well, but I could be wrong, and it’s also possible that we’ll see several additional full service brands.
